You just found out an offer is coming in! Now what? We’ll help you review and understand all the details.
Finding out an offer is coming in is an exciting time. Is it going to be a great offer? Is it going to be “low-ball”? We’d recommend not getting too caught up in the anticipation; being ready for anything; and not taking any offer too personally. Put on your “buyer’s hat,” and you’ll understand that the buyers probably don’t know you and are not trying to offend you. They’re just trying to get a great deal.
Many times homebuyers will ask a seller for “concessions.” This means they are asking you to help them with their closing costs in most cases. This is very common. It’s best to look at the bottom line. Take the offer, subtract the concessions, and there’s your net price.
Are the buyers asking for more than the dishwasher and stove you already included in your listing? Do they also want your new Maytag washer and dryer? We carefully review the inclusions with you, so nothing is missed and so you understand the buyer’s perspective. Maybe they can’t afford the house if they also have to buy a couple of appliances.
Counter Offers & Under Contract
Anytime you receive an offer, you really have three choices with which to respond: “yes,” “no” or a Counter Offer. Contracts can go back and forth a few times before a final decision is made by both parties.
