There are numerous miscellaneous details and tasks that are handled and performed “behind the scenes.” Among these are the Title work, the Appraisal and Loan Underwriting.

Title

The Title Company that the buyer and seller choose together will purchase title insurance on both their behalf. The policies ensure that the title is clear to transfer, that the title to the property transfers legally and even provides “gap” protection for the time that the paperwork is in transit. Title insurance is costly, but without it, there would be no assurances as to who has ever and now owns your home.

Appraisal

Your lender requires an appraisal. The home typically must appraise for the purchase price, because this ensures the lender’s investment. Appraisers and lenders have tightened up the appraisal process. Whether you’re working with SampronSisters as buyers or sellers agents, we will provide necessary valuation documentation to assist in the appraisal process.

Loan Underwriting

Loan underwriting is a picky process performed by the lender. The loan underwriter thoroughly double-checks all the lender’s paperwork and the buyer’s supporting documentation as another assurance of the lender’s investment. This is typically the final step before closing.
